Why We Charge a Flat Per-Property Rate
Most AI tools in our space charge tiered rates that get more expensive per listing at small portfolios, then cheaper at larger ones. We went the other way because a solo host with one cabin deserves the same quality AI as a property manager with fifty townhouses, and because tiered pricing quietly punishes the hosts who most need simple tooling.
$19 per property per month covers unlimited inbound and outbound messages, every PMS integration we support, SMS escalation in the US and Canada, and all future features we ship on the Professional plan. There is no separate "AI credits" meter, no per-message usage charge, and no surprise line item on your invoice.
At roughly 25 properties we can usually offer volume pricing — if you manage a larger portfolio, reach out and we will put something honest together.
Pricing FAQ
Is there really no credit card required for the trial?
Correct. Start the 14-day free trial with just an email. If HostReply does not earn its place in your workflow during the trial, you never get charged.
What happens after the 14-day trial?
You pick a plan, add a card, and keep going. Nothing auto-charges during the trial, and no data is deleted if you decide not to convert.
Can I add more properties later?
Yes. Pricing is linear — $19 per property per month. Add or remove properties any time from the Properties page and your next invoice adjusts automatically.
Do I get a discount for managing many properties?
At portfolios above roughly 25 properties, volume pricing is available. Under 25, the flat $19 is genuinely the best deal we can offer.
Is there an annual plan?
We default to monthly billing. If you specifically want annual billing for accounting reasons, contact support and we will set it up with a small discount.
What if I cancel?
Cancel anytime from Settings. You keep access through the end of your current billing period. Your property data and message history stay in your account in case you come back.
Are there usage limits on messages?
No. Unlimited inbound and outbound messages are included at every property count.
Do I pay extra for integrations?
No. Every PMS integration we support is included in the base $19 per property. No connector fees, no setup fees.
What about SMS costs for escalation?
SMS costs are included in the base price for US and Canadian numbers. International SMS is supported and billed separately at cost.
How is this different from hiring a human co-host?
A human co-host typically costs $200-500 per property per month, and they sleep. HostReply is $19, covers every hour of every day, and escalates to you via SMS only when something genuinely needs your judgment. Most hosts use HostReply alongside a human co-host rather than instead of one.
